EnviroMed Project Managers provided detailed inspections for the project as a consultant for Giordano Construction Co. Inspectors were required as part of the overall renovations to McConaughy Terrace. EnviroMed provided Phase I, II and III to complete the project.
Phase I: A complete analysis was performed of hazardous materials including asbestos, lead, and hazardous chemicals likely to be impacted by the renovations to the complex. At the completion of field inspections and laboratory analysis the senior project engineer, Mr. John Luby, was requested to provide a cost estimate for the remediation necessary as part of the renovation project. The remediation budget was provided for the Giordano Construction Co. for their use in contract estimates and bid getting.
Phase II: A scope of work for hazardous material remediation was prepared by the EnviroMed Services project engineer for use as the detailed bidding documents to be used for evaluating bids for the construction phase of the project. Mr. John Luby developed detailed specifications and full-scale architectural designs to detail the locations and amounts of hazardous materials to be removed prior to reconstruction activities. The asbestos roofing, boilers, wallboard, floor tiles, and lead-based paint were part of the detailed removal specifications. EMS engineers provided bid walkthroughs with the construction managers and evaluated the qualifications and prices submitted by remediation bidders. Recommendations regarding contract awards were forwarded to the Giordano Construction Co. for their review.
Phase III: Construction Phase Monitoring. During the remediation phase of monitoring, EMS provided asbestos, lead, and hazardous materials air sampling professionals to oversee the abatement activities of the contractors. Each day, as required by the CT Department of Public Health, visual inspections and clearance monitoring was performed in tenant facilities to document safe removal activities and provide on-going public health evaluations in occupied areas of the facilities undergoing renovations. Daily and weekly updated were provided for the Giordano Construction Co., HANH, as well as for tenants to provide assurance that the required monitoring was conducted and that all safety requirements were met for tenant health and safety.
A final report was provided for all tests and monitoring conducted. EMS along with Giordano, HANH, and all contractors involved, achieved an excellent level of success by consistent vigilance and oversight to keep all residents safe throughout the major renovation project.
